Ridgewood is moving faster and getting more competitive
Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Mortgage rates topped 7% that same month, the first time since January 2025, also according to Realtor.com. That is the backdrop most buyers and sellers are reading about. Ridgewood is not that story.
What the Ridgewood numbers actually say
For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 94 homes sold in Ridgewood. That is up 36.2% from the same period a year before. Pending sales rose 40.7% over the same stretch. More homes are going under contract, and they are doing it faster.
At 0.8 months of supply, according to the Real Estate Data Aggregator, there is less than one month of inventory in Ridgewood. That is a tight market by any measure. Homes for sale dropped 22.6% compared to the same three months of 2025.
Most homes are selling above asking price
The Real Estate Data Aggregator shows that nearly 3 in 4 homes in Ridgewood sold above list price during this period. The average sale came in at 112.1% of the asking price, up 2 points from a year ago. That tells you buyers are not waiting around, and they are not negotiating down.
To be fair, the share of homes selling above list did slip 3.8 points from a year ago. Not every home is getting a bidding war. Pricing and preparation still matter. But the overall direction is clear: well-positioned homes are getting strong offers.
Nearly two thirds went under contract within two weeks
The Real Estate Data Aggregator counted that 64.5% of Ridgewood homes went under contract within two weeks of listing. That share is up 1.5 points from a year ago. If you are a buyer, that timeline is not theoretical. It is what is happening right now.
How Ridgewood compares to the rest of Bergen
Ridgewood is not the only town moving, but it is the tightest. Here is how months of supply and the share of homes selling above list stack up across the towns the Real Estate Data Aggregator tracks for the same period.
The price picture is more complicated
The Real Estate Data Aggregator put the median sale price in Ridgewood at $1,596,500 for the three months ending August 31, 2026. That is up 45.1% from the same period a year before. A jump that large often reflects a shift in what types of homes sold, not just price growth across the board. It is worth knowing before you draw conclusions about your own home's value.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. And CNBC reported that the national median home price fell year over year in October for the first time in three years, by 0.1%. Ridgewood's local numbers are moving in a very different direction than the national picture.
What this means if you own in Ridgewood
The market is backing strong terms right now. But 0.8 months of supply means buyers have very few choices. That puts pressure on pricing strategy. If you come in too high, you may still sit. If you price well and show well, the data says buyers will respond.
What this means if you want to buy in Ridgewood
With 64.5% of homes going under contract in two weeks, according to the Real Estate Data Aggregator, you need a plan before the right house appears. That means financing in order, priorities clear, and an offer strategy ready to go. Zillow reported that newly pending sales fell 8.5% year over year nationally in September. Ridgewood is not following that trend.
- Ridgewood has 0.8 months of supply, nearly 3 in 4 homes selling above list, and nearly 2 in 3 going under contract within two weeks.
- The national conversation about price cuts and slowing demand does not describe this market right now.
- Your street may still read differently from the ZIP code overall, and that is exactly the kind of detail worth knowing before you make a move.
